Blocked Drains Glasgow: Causes, Costs and When to Call a Plumber

External drain cover with standing water, a common sign of a blocked drain in a Glasgow home

A blocked drain in a Glasgow home is usually caused by one of four things: fat and grease in the kitchen line, hair and soap scum in the bathroom, wet wipes in the soil pipe, or root ingress and collapsed clay pipework in older properties. A single slow sink can often be cleared with a plunger and hot water. Water backing up in more than one fitting means the blockage is further down the system and needs a plumber with drain rods or a high-pressure jetter. Expect £90 to £220 for a straightforward unblock, and £180 to £400 for jetting with a CCTV survey.

Below is what actually causes blockages, what you can safely try yourself, and when to stop before you make it worse.

How to Tell How Bad the Blockage Is

One fitting affected

A single slow basin, sink or shower means the blockage is in that fitting’s trap or the short run behind it. This is the easy case and is usually a DIY fix.

Several fittings affected

If the kitchen sink gurgles when the washing machine drains, or the bath fills when the toilet flushes, the blockage is in the shared branch or the soil stack. Stop using water and call a plumber — every extra litre has nowhere to go.

Outside gully or manhole overflowing

Standing water in an external gully or a manhole to the top means the blockage is in the underground drain. In a tenement or shared close this is often a shared drain, which changes who is responsible for the bill.

What Causes Blocked Drains in Glasgow Homes

  • Fat, oil and grease — poured down the kitchen sink as liquid, set solid ten feet down the pipe. By far the most common cause we attend.
  • Wet wipes and sanitary products — the leading cause of full soil pipe blockages, whatever the packet claims about being flushable.
  • Hair and soap scum — builds into a mat in shower and bath traps over months.
  • Root ingress — tree and shrub roots find the joints in old clay pipes, common in the West End, Southside and East End where mature trees sit close to Victorian drainage.
  • Collapsed or displaced pipework — ground movement and age. This one is not a blockage you clear; it is a repair.
  • Scale and debris after building work — plaster, grout and cement rinsed into a gully sets hard.

What You Can Safely Try First

  1. Boiling water and washing-up liquid on a greasy kitchen sink. Pour slowly, wait ten minutes, repeat. Avoid this on a fully blocked pipe, where the water simply sits.
  2. A proper cup plunger, with the overflow blocked off with a wet cloth so you build pressure instead of losing it.
  3. Clean out the trap. The U-bend under a sink unscrews by hand over a bucket. Ninety per cent of single-fitting blockages are in there.
  4. Clear the outside gully of leaves and silt with gloves and a trowel.
  5. Bicarbonate of soda and vinegar for a slow, smelly drain. It will not shift a solid blockage, but it does help with odour.

What not to do

Avoid caustic drain crystals and strong chemical unblockers. They rarely clear a real blockage, they damage older pipework and seals, and they turn a routine job into a hazardous one for whoever opens the pipe next — including you. If you have already poured chemicals down, tell the plumber before they start.

When You Need a Plumber

  • More than one fitting is draining slowly or backing up.
  • Sewage smell inside the property, or waste water appearing where it should not.
  • The blockage returns within weeks of being cleared — a sign of a structural fault, not a soft blockage.
  • Water is backing up into a ground-floor shower or bath from the soil stack.
  • Damp appearing at the base of a wall near a drain run.

A recurring blockage in the same place almost always means damage rather than debris. That is when a camera survey earns its cost — you find out whether you are buying another clean or a section of new pipe. Our wider plumbing services cover both.

Glasgow-Specific Considerations

Tenement flats generally share a soil stack and often a below-ground drain, so a blockage in the close is a shared repair under the title deeds rather than one owner’s bill. Get the cause identified in writing before anyone agrees to pay — a survey report is what settles that conversation.

Older Victorian properties across the Glasgow city centre fringe, and out through Paisley and Rutherglen, still run on salt-glazed clay drainage. It is durable but brittle, and root ingress at the joints is the single most common structural cause we find. Heavy rainfall periods also expose surface water drains that have been quietly connected to the foul system over the years, which floods the line during a downpour and looks exactly like a blockage.

If a blockage floods your property, Citizens Advice sets out where responsibility usually sits between owner, factor and Scottish Water.

Why Choose a Gas Safe Certified Engineer?

Drainage itself is not gas work, but drain problems often surface next to boilers, condensate runs and heating pipework — a frozen or blocked condensate discharge is regularly mistaken for a drain fault. Sending a registered Gas Safe engineer means whoever is under your sink can also tell you whether the problem is actually your boiler repair waiting to happen, rather than booking you a second visit.

Frequently Asked Questions

How much does drain unblocking cost in Glasgow?

A simple trap or single-fitting unblock is typically £90 to £150. Rodding a branch or external gully runs £120 to £220, and high-pressure jetting £180 to £320. A CCTV survey adds £150 to £300 and is worth it if the blockage keeps returning.

Are chemical drain cleaners safe to use?

We advise against them. They seldom clear a real blockage, they can damage older pipework and rubber seals, and they leave a hazardous residue for anyone opening the pipe afterwards.

Who pays for a blocked drain in a tenement?

If the drain is shared, the cost is usually shared under the title deeds or managed by the factor. If the blockage is inside your own branch pipe, it is yours. A survey report is what proves which it is.

What is high-pressure jetting?

A hose with a directional nozzle that fires water at high pressure to cut through grease, scale and root matter and flush it away. It clears far more than rodding and is the standard answer for a recurring kitchen or soil pipe blockage.

Why does my drain keep blocking in the same place?

Repeat blockages in one spot almost always mean a defect — a displaced joint, a partial collapse, a root mass or a badly formed bend. Clearing it again buys a few months; a camera survey tells you what actually needs fixing.

Can tree roots really break a drain?

Yes. Roots follow moisture into the smallest gap at a clay pipe joint, then thicken and open it up. It is one of the most common structural drainage faults in Glasgow’s older streets.
