An unvented hot water cylinder must be serviced every year by an engineer holding a G3 qualification. This is not a manufacturer preference an unvented cylinder is a pressurised vessel storing water above 60°C, and building regulations treat its installation and maintenance as controlled work. Annual servicing in Glasgow costs £70 to £110, or £95 to £150 combined with a boiler service. Skipping it voids the warranty and, in the worst case, leaves a failed safety device on a pressurised tank.
This guide explains what the service covers, why it is treated so seriously, and what happens if it lapses.
What an Unvented Cylinder Is
Unlike an old vented cylinder fed by a loft tank, an unvented cylinder is connected directly to the mains. That gives balanced, high-pressure hot water at every outlet and frees up the loft — which is why nearly every new build and modern refit uses one. The trade-off is that stored hot water expands and has nowhere to go unless the safety devices work. That is what the annual service checks.
What Gets Checked in an Annual Service
- Expansion vessel charge the pre-charge pressure is tested against the manufacturer’s figure and re-pressurised if low. A flat vessel is the most common fault we find.
- Pressure reducing valve checked for correct outlet pressure and signs of failure.
- Temperature and pressure relief valve operated and checked for correct reseating.
- Expansion relief valve operated and checked.
- Tundish and discharge pipework inspected for correct routing, fall and evidence of discharge.
- Immersion and thermostat operation including the thermal cut-out.
- Cylinder condition, corrosion, weeping at bosses, insulation integrity.
- System controls motorised valves, cylinder stat and any secondary return.
- Written record readings and findings, plus the benchmark log book updated.
Why It Is a Legal and Practical Requirement
Installation of an unvented cylinder is notifiable work under building standards, and the person doing it must hold the relevant competence usually the G3 unit. Servicing sits under the same competence requirement in practice, because the work involves testing and adjusting safety devices on a pressurised vessel. Beyond the regulations, three practical consequences follow from skipping it:
- Warranty. Manufacturers require documented annual servicing. Without it, a failed cylinder is your bill, not theirs.
- Insurance. Escape-of-water claims are the most common domestic claim, and an insurer will ask whether the appliance was maintained.
- Safety. A failed expansion vessel plus a stuck relief valve is how a pressurised tank becomes dangerous. It is rare precisely because servicing catches it.
The HSE covers the gas side of any linked boiler, and where the cylinder is heated by a gas appliance both need a registered engineer.
Signs Your Cylinder Needs Attention Now
- Water discharging from the pipe outside, continuously or after every heating cycle.
- Hot water pressure dropping at taps, or fluctuating badly.
- Banging or knocking from the cylinder when heating.
- Weeping or corrosion around the immersion boss or pipe connections.
- Water in the tundish tray, or staining beneath it.
- Hot water that no longer reaches temperature, or runs out much sooner than it used to.
Discharge from the outside pipe is the one to act on quickly. It means a safety device is doing its job because something upstream has failed — usually a flat expansion vessel.

Glasgow-Specific Considerations
Unvented cylinders are concentrated in newer housing the estates around East Kilbride, newer developments in Paisley, Hamilton and Motherwell, and conversions across the city where a loft tank was removed. Two local patterns stand out.
First, discharge routing. A great many installations run the tundish discharge to an external wall, and in a Glasgow winter that pipe can freeze which means a safety discharge has nowhere to go. Checking the fall, size and lagging of that pipe is part of a proper service.
Second, ownership gaps. Cylinders installed by a developer often get serviced once, if at all, then forgotten when the house changes hands. If you bought a home built in the last twenty years and have never had the cylinder looked at, assume it is overdue. Our plumbing and heating services cover the cylinder and the central heating in one visit, and our emergency heating repair line covers discharge and leak calls seven days a week.
Why Choose a Gas Safe Certified Engineer?
Where the cylinder is heated by a gas boiler, the two systems have to be tested together a motorised valve or a cylinder thermostat fault presents exactly like a boiler repair. A registered Gas Safe engineer who also holds G3 can service both legally in one appointment. Check any registration on the Gas Safe Register, and ask to see the G3 certificate separately — they are not the same qualification.

Frequently Asked Questions
Is unvented cylinder servicing a legal requirement?
Installation is controlled work requiring a qualified person, and servicing must be carried out by someone competent — in practice, G3 qualified. Manufacturers additionally require annual servicing to keep the warranty valid.
What happens if I skip the annual service?
You lose warranty cover, you weaken any insurance claim for escape of water, and you leave the safety devices untested on a pressurised vessel. Expansion vessels lose charge quietly, so the fault is invisible until something else fails.
How much does it cost?
£70 to £110 on its own, or £95 to £150 combined with a boiler service in the same visit.
Why is water coming out of the pipe outside my house?
That is the tundish discharge, and it means a relief valve has operated. Most often the expansion vessel has lost its charge. It needs attention rather than ignoring.
How long does an unvented cylinder last?
Typically 15 to 20 years with annual servicing. Weeping at a boss, persistent discharge or visible corrosion generally signal the end.
Can any plumber service my cylinder?
No. Ask specifically for G3 qualification. A general plumber without it should not be adjusting the safety devices on a pressurised system.
