Gas Safety Certificate Glasgow: Cost, Process and Legal Requirements for Landlords

Gas meters and supply pipework on a building wall, checked during a Glasgow gas safety inspection

Every landlord in Scotland must have a gas safety check carried out every twelve months on each gas appliance and flue in a let property, by a Gas Safe registered engineer. The resulting document the gas safety record, still widely called a CP12 — must be given to existing tenants within 28 days and to new tenants at the start of the tenancy. In Glasgow the check costs £75 to £120, or £95 to £150 combined with a boiler service. Letting it lapse carries real legal and financial consequences.

This guide covers what is inspected, what it costs, how long it lasts, and what happens if the date passes.

Who Needs One

  • Private landlords letting a property with any gas appliance.
  • Letting agents managing on a landlord’s behalf.
  • Housing associations and registered social landlords.
  • Anyone renting out a room in a property with gas, where a tenancy exists.

Owner-occupiers are not legally required to hold one, though an annual service is still strongly advisable and most boiler warranties depend on it. Selling a property does not require a gas safety record either, but buyers increasingly ask.

What Is Inspected

The engineer checks every gas appliance, the pipework serving it, and every flue. That means:

  • Appliance condition boiler, fire, hob, cooker and any other gas appliance in the property.
  • Gas tightness test on the installation.
  • Standing and working pressure and gas rate at each appliance.
  • Combustion analysis, with readings recorded.
  • Flue integrity and terminal position, including clearances.
  • Ventilation adequate air supply for each appliance.
  • Safety devices flame supervision and shutoff operation.
  • Visual check of accessible pipework and emergency control valve access.

Anything found is classified Immediately Dangerous, At Risk, or Not to Current Standards and the record notes what action was taken. An Immediately Dangerous appliance will be disconnected and capped with your permission on the day.

Timing, Renewal and Record Keeping

The record lasts twelve months from the date of the check. You can renew from two months before expiry without losing the original anniversary date, which is the sensible way to avoid drift. Records must be kept for at least two years, given to existing tenants within 28 days of the check, and provided to new tenants before they move in.

A practical tip from doing a lot of these: set the reminder at ten months, not twelve. Access problems with tenants are the usual reason a certificate lapses, and two months of lead time absorbs a couple of missed appointments.

What Happens If It Lapses

  • Enforcement. Gas safety duties are enforced by the HSE, and breaches can lead to prosecution and unlimited fines.
  • Insurance. Landlord policies commonly require a current record; without one, a gas-related claim may be refused.
  • Repairing standard. A let property in Scotland must meet the repairing standard, and gas safety forms part of that.
  • Tenant remedies. Tenants can raise the failure with the local authority or the housing tribunal.

If a tenant refuses access, document every attempt in writing. Repeated written requests are what demonstrates you took all reasonable steps. Citizens Advice sets out both sides of that obligation.

Glasgow-Specific Considerations

Much of Glasgow’s rental stock is tenement flats, and two issues come up constantly. Flue routing through shared closes and gables means a flue fault can affect neighbouring properties, so an At Risk classification sometimes requires access beyond the flat itself. And older properties frequently have decorative gas fires that nobody has used in a decade — they still form part of the check, and a sealed or capped appliance needs documenting rather than ignoring.

Portfolio landlords across the Southside and East End generally find it cheaper to schedule a block of properties together. We can align renewal dates over a couple of cycles so the whole portfolio falls in the same month. Our plumbing and heating services also cover boiler repair, central heating and emergency heating repair, so anything failed on a check can be fixed without bringing in a second contractor.

Why Choose a Gas Safe Certified Engineer?

Only a Gas Safe registered engineer can legally issue a gas safety record, and the register is public — you can verify the card number and the categories of work the engineer is qualified for on the Gas Safe Register in under a minute. Ask for it. A record issued by someone unregistered is worthless in law and worse than having none, because it creates a false record. Every engineer we send holds current registration, and where a property also has an unvented cylinder we bring the G3 qualification too, along with our Gas Safe engineer cover for any remedial work.

Frequently Asked Questions

How much does a gas safety certificate cost in Glasgow?

£75 to £120 for one appliance, £20 to £40 for each additional appliance, or £95 to £150 bundled with a boiler service.

How long is it valid?

Twelve months from the date of the check. Renew within the last two months to keep the same anniversary date.

Do I need one as a homeowner?

No, it is a landlord duty. An annual service is still recommended and is usually required to keep your boiler warranty valid.

What if my tenant will not let the engineer in?

Keep written records of every access attempt. Demonstrating all reasonable steps is what protects you, and repeated documented requests are the evidence.

Is a gas safety check the same as a boiler service?

No. The check confirms safety on the day; a service also cleans, tests and records performance. Most landlords should have both, and doing them together costs less than two visits.

What happens if something fails the check?

The engineer classifies the fault and records it. Immediately Dangerous appliances are capped with your permission. We quote the remedial work at a fixed price before doing it, and reissue the record once it passes.
