Tenement Plumbing Considerations

Shared stopcocks and isolation

Many East End tenement flats have no accessible internal stopcock. Isolation is in the close, in a pavement box, or occasionally in a neighbour’s cupboard. Locate yours before you need it — a burst pipe at 2am is a bad time to start a search.

Cast iron soil stacks

One stack often serves an entire close, and after a century the joints and the base bend are where problems appear. A blockage or a leaking joint is generally a shared repair under the title deeds rather than one owner’s bill. We put the cause in writing so that conversation is short.

Original pipework and system sludge

Long runs of original steel and iron heating pipe generate magnetite. The classic symptom is a radiator that is warm at the top and cold at the bottom, or a pump replaced more than once in a few years. A magnetic filter and a proper flush usually costs less than the next pump.

Flue routing on upper floors

Boiler siting is constrained by flue clearances from windows and boundaries, and by whether a flue can pass through a stone gable at all. Any new boiler quote for a tenement flat that has not discussed the flue is not a real quote.

Back boilers in post-war stock

Plenty of ex-council terraces around Shettleston and Carntyne still have a back boiler behind a gas fire. Replacement is a full system change new appliance, new flue route, often new pipework and a lined or capped chimney not a straight swap.

Landlords in the East End

Large parts of Dennistoun, Bridgeton and Parkhead are rented. Every let property with a gas appliance needs a current annual gas safety record, and that check is separate from a service even though we normally do both in one visit. A tenant reporting no heating or no hot water triggers a repairing standard obligation with a clock on it, so those calls get priority. Grant support for heating upgrades is worth checking too the Scottish Government runs schemes with their own eligibility rules, and Citizens Advice covers tenant and landlord rights.

Why Choose a Gas Safe Certified Engineer?

Gas work is legally restricted to registered engineers, and in a tenement the stakes rise because a flue or ventilation fault can affect neighbours as well as you. The HSE treats unregistered gas work as a criminal offence. Every engineer we send carries a current card, verifiable in a minute on the Gas Safe Register, and our full plumbing and heating services run to the same standard. Ask your Gas Safe engineer for the card on the doorstep.

Frequently Asked Questions

How quickly can you get to the East End?

Most emergency calls are attended the same day, frequently within one to two hours. It is one of the areas we reach fastest.

Do you work in tenement flats?

Constantly. Tenement work is a large share of what we do here, and we plan around shared stacks, close access and flue constraints before quoting.

Can I get a combi boiler in an East End tenement?

Usually yes, subject to flue routing, gas supply capacity and condensate discharge. We survey first, because those three factors decide whether a straight swap is possible.

Who pays when a shared pipe leaks?

If the pipe serves only your flat, you do. If it is a shared stack or supply, the cost is normally shared under the title deeds. Written evidence of the cause is what settles it.

Do you issue landlord gas safety certificates locally?

Yes, for individual landlords and letting agents, usually combined with the annual service and with a reminder set so nothing lapses.

My radiator is cold at the bottom is the boiler failing?

Usually not. That is a sludge symptom, common in older East End systems. A flush and a magnetic filter typically fix it for a fraction of a new boiler.
